The real cost of living

Let's get this out of the way first. The Peninsula is expensive — not "a little pricey" but genuinely, life-alteringly expensive compared to most of the country. The national median home price is about $400K. A "starter home" here costs what a luxury home costs in most cities. Understanding exactly where the money goes helps you plan realistically.

Housing: the big number

Menlo ParkPalo AltoRedwood CityMountain View
Median home price$2.8M$3.2M$1.5–1.8M$1.5–1.8M
Avg rent (1BR)$3,700$3,100–3,700$2,800–3,200$2,700–3,100

Avg rent (3BR)$7,500+$3,800–6,000+$4,000–5,500$3,800–5,000
Entry-level home$1.2M+ (east)$1.8M+$1.0–1.3M$1.2–1.5M

Salary you need

To rent a 2BR apartment comfortably: household income of $150K–180K+. To buy a typical home ($2.5–3M): household income of $400K–500K+ (assuming 20% down). Tech salaries in the area typically range from $150K–400K+ for engineers, with equity compensation often doubling total comp.

Monthly budget: what a family actually spends

CategoryTypical RangeNotes
Housing (rent, 3BR)$5,000–8,000Varies enormously by city and neighborhood
Housing (mortgage, $2.5M)$12,000–15,000Including property tax (~1.2%) and insurance
Groceries$800–1,200~15% above national average
Dining out$400–800Peninsula restaurants $15–50/person
Childcare (1 child)$2,000–3,500Infant care highest; preschool slightly less
Healthcare$500–1,500~23% above national avg; employer coverage varies
Transportation$300–600Gas, insurance, maintenance; Caltrain ~$100–200/mo
Utilities$200–400Electric, gas, water, internet
Private school (if applicable)$2,000–5,000/moK–8: $25K–40K/yr; HS: $40K–60K/yr
The silver lining: Public schools on the Peninsula are among the best in the state. Most families use public schools and save the $25K–60K/year per child that private school would cost. That's a meaningful offset to the high housing costs.

Neighborhoods: finding your fit

The Peninsula isn't one place — it's a patchwork of distinct communities, each with a different feel, price point, school district, and lifestyle.

Menlo Park

Small-town charm meets venture capital

Walkable downtown on Santa Cruz Ave, tree-lined streets, and a village feel despite its proximity to Meta and Sand Hill Road. Median home $2.8M. K–8 in Menlo Park City School District (highly rated). High school typically Menlo-Atherton.

Central Menlo Park: Heart of the city. Large lots, established homes, walkable to downtown. Very expensive but classic Peninsula living.

West Menlo Park (where our property is): Tree-lined, residential, quiet. Near Stanford and Sand Hill Road. Great schools (Las Lomitas district for some areas). Suburban and established.

Allied Arts: Adjacent to downtown and Stanford. Charming, historic, walkable. Home to the Allied Arts Guild. Popular with academics and executives.

The Willows: Community-oriented, east of downtown. Strong neighborhood identity, mature trees, family-friendly. More affordable entry point for Menlo Park.

Sharon Heights: Western hills. Elevated, secluded, planned community with parks and open space. Quick to I-280 and Sand Hill Road.

Belle Haven: East side, near the bay. Most affordable entry to Menlo Park. Diverse, evolving. Near Meta campus and Bayfront trails. Growth potential.

School district warning: Your address determines your school district, and boundaries don't always align with neighborhood names. West Menlo Park may feed into Las Lomitas Elementary District (highly rated K–3, then La Entrada Middle) or Menlo Park City School District depending on exact location. Always verify the school assignment for a specific address before buying.

Palo Alto

The academic/tech epicenter — Stanford's backyard

Larger and more urban than Menlo Park. World-class dining, cultural events, vibrant downtown. Median home $3.2M. Palo Alto Unified School District (PAUSD) is the star attraction — consistently one of the top in California. Feeds into Palo Alto High (top 10 CA) or Gunn High (top 10 CA).

Old Palo Alto: The prestige address. Stately homes, quiet streets, walking distance to downtown. $5M–15M+. The gold standard.

Crescent Park: Large lots, grand homes, near Mitchell Park. Top-tier and family-friendly.

Professorville: Historic district near downtown. Victorian and Craftsman homes. Named for its Stanford faculty residents.

Midtown: The sweet spot for families. More affordable (by PA standards), excellent schools, neighborhood parks, real community feel. Homes from $2.5M+.

Barron Park: Southwest corner, more rural feel. Larger lots, a famously friendly neighborhood donkey. Near Arastradero Preserve. Good value.

College Terrace / Evergreen Park: Near Stanford. Smaller homes, walkable to campus. Popular with academics and young families.

More affordable alternatives

Schools: the full picture

For families with children, schools are often the #1 factor. Here's what you need to know.

Palo Alto Unified School District (PAUSD)

The district that drives the housing premium — ~10,200 students, 13 elementary, 3 middle, 2 high schools

Elementary (K–5): Herbert Hoover, Juana Briones, Lucille Nixon, Ohlone, Walter Hays among the standouts. Multiple schools with 90%+ proficiency in ELA and math. 82% proficiency district-wide (vs. state avg 49%).

Middle (6–8): JLS (Jane Lathrop Stanford), Fletcher, and Greene. All highly rated.

High (9–12): Palo Alto High School ("Paly") — ~1,930 students, avg SAT 1410, A+ Niche, top 10 in CA. Henry M. Gunn High School — ~1,710 students, 10/10 GreatSchools, also top 10. Your address determines which one.

Menlo Park school districts

More complex — multiple overlapping districts

Menlo Park City School District (MPCSD): Serves most central/west Menlo Park K–8. Oak Knoll Elementary (K–3, top 3% in CA), Encinal, Laurel, Hillview Middle (top 5% CA). Strong overall.

Las Lomitas Elementary School District: Parts of west Menlo Park and Atherton. K–3 at Las Lomitas Elementary, then La Entrada Middle (4–8). Both top 5% in CA. Smaller, intimate, excellent.

Ravenswood City Elementary: Belle Haven and parts of east Menlo Park. Lower-performing — this is the key distinction between east and west Menlo Park school quality.

High School (Sequoia Union HSD): Most go to Menlo-Atherton High ("M-A"). Solid school, diverse student body. Also TIDE Academy (small, project-based).

Critical: The school district you're in depends on your exact address, not just your city. A home on one side of a street can be in Las Lomitas while the other side is in MPCSD. Always check district assignment before making an offer. Use GreatSchools.org and district boundary maps.

Caltrain: the Peninsula lifeline

Caltrain completed its $2.4B electrification in September 2024. Electric trains are faster, quieter, and more frequent (every 15–30 min weekdays). For commuters heading to SF or San Jose, Caltrain is often faster and always less stressful than driving. Menlo Park Station is 5 min from our property. Bikes welcome on board. Clipper card for seamless Bay Area transit.

Employer shuttles: Most major tech companies (Meta, Google, Apple) run private shuttle networks. Living near a shuttle stop can transform a mediocre commute into a productive one. When evaluating neighborhoods, ask your employer about shuttle routes — some families choose homes specifically based on shuttle proximity.

What people love & what surprises them

☀️ The weather

Mediterranean climate, 260+ sunny days/year. Mild winters (40s–50s), warm summers (70s–80s). Almost never humid. Coming from the Midwest, East Coast, or Pacific Northwest, it's life-changing. See our Fall guide.

🏫 The schools

Kids have access to Stanford lectures, science fairs, robotics clubs, and enrichment that doesn't exist in most communities.

🌿 Nature access

15–20 min to Bay trails, redwood forests, Pacific coast beaches, open space preserves. 2–3 hours to Napa, Tahoe, Yosemite, Big Sur, Monterey. See our Hiking and Coastal Escape guides.

🧠 The intellectual density

Your neighbors are Stanford professors, biotech founders, venture capitalists, and engineers building the future.

🔒 Safety

Violent crime rates very low. Property crime (car break-ins) is the most common concern, but overall these are safe communities.

♻️ Sustainability

Palo Alto: 100% carbon-neutral electricity since 2013.

What surprises people

💸 The cost

Even people who "know it's expensive" are shocked. A 3BR that would cost $400K in Dallas costs $3M+ here.

🏠 The competition

House-hunting is intense. Multiple offers over asking are normal. Be prepared to lose several bids before winning one.

🚗 The traffic

Highway 101 during rush hour is brutal. El Camino can crawl. Caltrain is the antidote.

📚 The academic pressure

Palo Alto schools are exceptional, but the achievement culture can be intense. Both a strength and a genuine consideration for families.

🌐 The "bubble" effect

The Peninsula can feel economically homogeneous. Redwood City and Mountain View offer more socioeconomic diversity.

🌙 Everything closes early

Nightlife is limited. For a vibrant late-night scene, San Francisco is the answer (take Caltrain).

The relocation playbook

If you're seriously considering a move, here's the approach that works best.

Step 1: Book a 30-day stay (1–2 months before moving)

  • Stay in the area 2–4 weeks to get a real feel for daily life
  • Drive to work at rush hour. Walk the neighborhoods. Visit the schools. Try the grocery stores
  • Our property is purpose-built for this: fully furnished, month-to-month, in the heart of West Menlo Park
  • Experience the weather in different conditions — see our Long-Term Stay guide for settling-in logistics

Step 2: School research

  • Attend school tours (most districts offer them during the school year)
  • Use GreatSchools.org, Niche.com, and SchoolDigger.com for data
  • Talk to current parents — the Parents' Club of Palo Alto and Menlo Park is a great resource
  • Verify school boundaries for every home you consider — don't assume

Step 3: Housing strategy

  • Start with rentals — most relocating families rent 6–12 months while learning the market
  • Get pre-approved for a mortgage before you start looking
  • Work with a local real estate agent who specializes in the specific cities you're targeting
  • Be prepared to act fast: well-priced homes receive multiple offers within days
  • Budget 10–20% above your target for the inevitable bidding war

Step 4: Logistical setup

  • Transfer prescriptions, find a local doctor and dentist
  • Register your car in California within 20 days of establishing residency
  • Get a California driver's license within 10 days
  • Set up utilities (Palo Alto has a municipal utility; Menlo Park uses PG&E for gas, city for water)
  • Register to vote. Update your address with USPS
